1.5 million is ridiculous for a Class A and Class C, even if it is in part of the Huntington market. Best you would be able to do is maybe $40K a month.
BTW: You would be lucky to get a 5 yr. interest only loan with a balloon payment on a radio station. Even if they did sell you the real estate. As I vaguely remember, isn't there a studio building at the AM transmitter site, or am I thinking of another station? Isn't the FM stick leased, or is it owned? Believe there is another station on the same stick?

I figured around $500,000 for both stations, given the age of the physical plant and the crippled signal coverage in the Huntington/Ashland metro. $350,000 would be for the FM alone, and those would be top dollar, real world prices.
The Ironton/Russell/Flatwoods business economy that Ken Auble successfully serviced for decades just isn't there any more. Everything is regional now, including the mindset of most tri-state residents and businesses.
Just like with traditional real estate, you can ask -- even demand -- astronomical prices for a piece of broadcast property. Weston's AM 980 (WHAW) has been for sale on buysellradio.com for over three years now at $289,000 -- and that price included web streaming, a newsletter, and some kind of approval to take the station to 25 kW.
